Key Risks & Mitigation
| Risk | Impact | Mitigation |
|---|---|---|
| Summer rental market is fast | Favorite apartment rents before Lou applies | Apply to top 2–3 same week as tour; have backup choices ready |
| Furniture delivery delays | Apartment empty in August; no time to set up | Order furniture by early June; confirm delivery dates weekly |
| Application denial | Loses 1 week; must activate backup | Have 2–3 applications submitted simultaneously |
| Utilities not activated on time | Can't move in as planned | Call 2 weeks before move-in to confirm; get confirmation numbers |
| Lou-Ann not ready to commit | Uncertainty about staying in NJ long-term | Trial period option: extended stay hotel + corporate furnished rental |
| Commute is longer than expected | Lou tires easily; can't help as much | Test drive in July; confirm it's manageable |
| Furnished apartment not available | Furniture delivery/setup stresses timeline | Identify 2–3 furnished options upfront; ask about availability |
Trial Period Option (If Lou-Ann Isn't Ready)
Tiered approach for reducing risk if Lou-Ann is hesitant about full-time NJ living.
Tier 1: Extended Stay Hotel (2 Weeks)
Timing: Mid-July
Options: Extended Stay America or similar
What's included: No lease commitment, fully furnished, utilities included
Cost: ~$35–45/night = $490–630 for 2 weeks
Purpose: Tests the area, neighborhood, commute to family
Tier 2: Corporate Furnished Rental (2–3 Months)
Timing: Late July–October
Options: Oakwood Apartments, AmeriStay, etc.
What's included: Fully furnished, utilities included, flexible lease (3–12 months)
Cost: $1,200–1,800/month (pricier than permanent apartment)
Purpose: Gives Lou-Ann time to visit, confirm she loves the place; can convert to permanent if happy
Tier 3: Permanent Lease (12+ Months)
Timing: November onward
Purpose: Move to permanent apartment after Lou-Ann is bought in
Benefit: Long-term stability, better pricing
Total cost for trial period: ~$630 (hotel) + $4,000–5,000 (3 months furnished) = ~$4,600–5,600 for 3+ months of flexibility.
Benefit: Reduces risk of a year-long lease commitment if Lou-Ann isn't sure about full-time NJ living.
