Phase 1: NOW — APRIL 2026 (Action Weeks)

Goal: Narrow to top 5–6 properties and schedule June tour.

This Week

  • Review Lou-natics Landing research — property profiles, neighborhood details, comparisons
  • Narrow to top 5–6 properties based on location, price, amenities, move-in flexibility
  • Create target property list with names, phone numbers, websites

Mid-April

  • Call each property — confirm August 2026 availability, current pricing, lease terms, specials, furnished options
  • Request tour availability for early June — get 3–4 time slots per property
  • Document responses in spreadsheet (property | availability | price | furnished?)

Late April

  • Finalize June tour schedule — block out 2–3 days, coordinate with family host
  • Gather application documents:
    • FL driver's license or passport
    • Proof of income (Social Security statements, pension docs)
    • Proof of assets (bank statements)
    • 2–3 personal references (non-family, from FL)
    • Current address in Englewood, FL
  • Research renters insurance — get 2–3 quotes for NJ coverage

Phase 2: MAY 2026 (Preparation Sprint)

Late May

  • Confirm renters insurance — lock in a policy, have documentation ready
  • Prep personal intro for property managers — discuss retirement income, being a good quiet tenant, willingness to sign 12+ month lease

Phase 3: EARLY JUNE 2026 — Tour Trip (Decision Week)

Goal: Tour apartments, score properties, submit applications to top 2–3 choices.

Day 1–2: Property Tours + Scoring

  • Tour 5 properties + walk downtown in each town
  • Score each property immediately after tour
  • Debrief with Jim & Athena in evening
  • Day 2: Repeat for remaining 5 properties
  • Identify top 2–3 picks by end of Day 2

Day 3: Application Submission Window

  • Contact top 2–3 properties by phone/email
  • Ask for 1-page lease summary (price, start date, terms)
  • Submit applications same day if possible (NJ apartments move FAST in summer)
  • Drop off or email completed packet with filled application, all supporting docs, proof of assets/income, references
  • Request: "Approval within 5–7 business days, please"

During Tour Week

  • Take photos of each property (exterior, lobbies, sample units, streets)
  • Note commute time to Chester (15–30 min depending on property)
  • Ask about tenant satisfaction & turnover
  • Confirm move-in specials or incentives

Phase 4: MID-JUNE 2026 (Application Approval)

Goal: Secure lease approval and schedule move-in.

Week 1–2 Post-Tour (June 10–20)

  • Wait for application approvals — expect response in 3–7 business days
  • If approved: Expect lease signing within 5 business days
  • If denied: Activate backup application #2 immediately
  • Stay in contact — call property if no response in 5 days

Lease Signing (Target: June 20–30)

  • Review final lease: move-in date, rent amount, lease term, pet policy, maintenance procedures, parking, utilities
  • Pay deposits & fees: security deposit (typically 1 month's rent), first month's rent, any application/admin fees
  • Get move-in checklist — document condition of unit before move
  • Receive keys/access — confirm move-in date & time

Utilities & Insurance (By June 30)

  • Set up renters insurance — effective date on or before move-in
  • Call utility companies for move-in setup: Electric (PSEG), Water/Sewer, Internet/Cable
  • Request activation on move-in date

Phase 5: JULY 2026 (Setup Sprint)

Goal: Furniture, utilities, address updates, neighborhood exploration.

Early July

  • Set up utilities — confirm all activated before arrival
  • Mail forwarding from Englewood, FL → NJ address (file with USPS online)
  • Update address with: banks, insurance companies, Social Security, subscription services
  • Order furniture & essentials (if unfurnished): bed, dresser, living room seating, dining table, kitchen table (allow 2–4 weeks delivery)

Mid-July

Late July

  • Final walkthrough of apartment — check for damages, confirm move-in condition documented
  • Confirm move-in appointment with property — reconfirm date & time 48 hours before
  • Prepare for first week: arrange bed for Day 1, confirm furniture delivery dates, stock fridge, have cleaning supplies ready
  • (Optional) Bring Lou-Ann up for 1–2 day visit — walk neighborhood together, get her buy-in

Phase 6: EARLY AUGUST 2026 (Final Setup)

Goal: Move in, settle, prepare for baby arrival.

Week 1 (Aug 1–8)

  • Arrive & move into apartment — furniture delivery complete, utilities live
  • Deep clean — scrub everything, set up bathroom, organize kitchen
  • Confirm all utilities work — test lights, heat, AC, water pressure, internet speed
  • Stock fridge & pantry — groceries, coffee, tea, snacks
  • Arrange furniture — final layout, hang curtains/blinds
  • Meet neighbors — introduce yourself to folks in the building
  • Dry run: spend a week living there — make sure everything feels right

Week 2–3 (Aug 8–15)

  • Final checks:
    • All utilities paid for the month
    • Renters insurance active
    • Mail forwarding set up
    • Address updated with banks, SS, etc.
    • Car registration/insurance updated with NJ address (if applicable)
  • Prepare for baby arrival:
